I agree with @Jon Reed - just have your financial information ready and credit score ready when you talk to the banks. You don't want each bank running a hard credit check so just talk to at least a few of them first before picking one. Mortgage brokers are also good resources to help you accomplish your househacking goal.

Maybe try some local small banks or a mortgage broker and tell them about your llc and what you're trying to accomplish. I'm sure one of them will be able to help or at least point you in the right direction.

@Maria Luna - It's obviously hard to tell the future of where the markets are heading. If you're looking for a primary residence that you can add some sweat equity to, you can see if any good deals pop up on your radar and then make the decision of whether to buy or keep renting. Try to leave your options open. Maybe your lease goes month to month which will give you some flexibility if you think you can find a good primary residence with value add opportunity this year.

Hi @Eduardo Martinez - I think you should read David Greene's book about long distance investing. One of the key principles in the book is to build your team of the 'core four'. If the properties you're buying won't need extensive rehab, sometimes you can get your core four just from an exceptional property manager. However, it's always a good idea to network with the realtors too. I would start by reaching out to property managers and realtors in the areas you want to invest in and tell them what you're trying to accomplish and see how they can help you achieve your goals.

Hi @Joshua Castillo - The term 'good investment' is hard to qualify based on the information you provided. What is the condition of the property based on an objective point of view? When was it built? Who is paying for the utilities? Is there an HOA? What is the ARV of the house if you were to fix it up? Is there equity in the house at the purchase price you're buying at? What type of neighborhood is the property in? Any expected appreciation? Your initial numbers don't tell the whole story so the more information you provide the more others on BP can help you.
