@Andre Norton - I've also seen wholesalers try to build their buyers list on the main forums in BP without directly posting their properties. I'm not sure how much of that is allowed but you can see what other wholesalers are doing to learn from them.

@Alison Bremner - Most of the parks don't allow it. So if you find one that does and the numbers work, it could be a good idea.

@Mattias Srolis - househacking is definitely one of the easiest ways to get started. Definitely learn as much as you can about househacking and you'll see there might be some opportunities that will fit your situation.

It's normally the sellers that offer seller financing and not the banks. You'll have to reach out to sellers directly to see if they'll offer seller financing.

@Jake Marotta - I think the property manager will be the most important team member for out of state investors. You should spend some time trying to find the good ones. You can post on BP asking for recommendations for a start. Most times, the property managers are also realtors and have good connections for contractors. They also have a vested interest in maintaining a long term relationship which helps align with your interests better.
