If the properties you're buying don't need extensive rehab, sometimes you can get your core four in one exceptional property manager. However, it's always a good idea to network with the realtors too. Hatzlacha!

I have experience investing while living overseas. It's definitely not as easy as when you're stateside but it's possible. Be aware that everything will take longer, especially in the purchasing phase. You will definitely need a good team once you figure out where you will be investing.

I agree with Brian Garrett that you should explore the different commercial loan products available to you and compare them. If you already have a relationship with a bank you can start there.

Why are you looking for hard money over private? Also, why not institutional lenders for the cash out refi?

You can close faster with owner financing, you can bypass appraisals, lower closing costs, presumably easier lending criteria from the seller, and it's easier to buy multiple properties. Also, the self-employed have a harder time getting conventional loans compared to their W-2 counterparts.

There are various reasons why people can have $30K for a down payment and don't want to buy with a conventional loan. Either way, it would be a good idea to do a background check and due diligence on the buyer as any lender would do. The down payment can limit your risk but only if you sell to worthy buyers.

I've lived abroad recently so I know how difficult it can be. If you're looking to close that soon you can try to use hard money to buy the property (many will lend to non-residents) and then spend some time building relationships (by phone) with some of the banks that are within the city that you're purchasing in to refi. Also, you could potentially get a refi from the US banks you already have your bank accounts with. Of course, the prudent thing to do is to have the relationship and pre-approval with the banks beforehand if you're worried the refi won't go through because of non-resident issues.
