With all other things being equal, it sounds like no deal. But in a multivariate equation, which real estate investing is, my vote is "it depends".

@John Burke - For many wholesalers you just need to send them the number you're willing to pay, nothing complicated. Some wholesalers have their own online offer forms they want you to fill out but normally those aren't complicated either. But you can ask them if they just need the amount and take it from there.

Also, if you google real estate deal analyzers you'll be able to find some free or low cost spreadsheets that have the formulas built in that can help get you started. You play around with entering different scenarios and learn how the math works that way.
