@Seth Quade - It's sometimes difficult to find a CPA who both specializes in real estate and is located close to you in Atlanta.
There are lots of good CPAs and Enrolled Agents on Bigger Pockets who work remotely and have clients all over the country. You can just reach out to them.

@Mariel DeVito - Florida doesn't have an income tax so nothing to worry about there. So if you have state income taxes on the rental it would be in the state of the rental.

QuickBooks works using their class/subclass system. Stessa works too.

@Jessica K. - I don't think the $100/month depletion is the same thing as the link they provided which is discussing a non-refundable retainer. The "depletion" charge is not common among attorneys. You could ask some other Texas attorneys how they charge and their opinion on this specific charge.

BiggerPockets has a tool now for estimating rents. It might only be for pro members - I'm not sure. You could also look at comps on apartments.com or similar websites.
