@Filipe Contaifer - You'll definitely be able to take some deductions allocated to the rented portions of the house. The loan won't impact those, and a portion of the interest on the loan will also be allocated to the rented portions.
In terms of finding a Dallas tax advisor - there are lots of good CPAs and Enrolled Agents on Bigger Pockets who work remotely and have clients all over the country. You can just reach out to them and determine which one fits your needs the best if you're not able to find one in Dallas.

@Grace Modl - If you're set on buying you should research househacking. There are probably some agents in your area that are on biggerpockets that can help you run some of the numbers to see if it will work for your criteria.

@Jenny Milu - You can start by mailing them a letter. You can personalize it since it's in your neighborhood. Then you can follow up with some phone calls to see if they received your letter (if they haven't responded yet).

@Mario Arnone - It's sometimes difficult to find a CPA who both specializes in real estate and is located close to you in Philly.

I believe retail commercial is one of the first asset classes in real estate that gets hit first when the economic environment starts to decline. I don't think it's greed. It's 40-year high inflation and rising interest rates.
