@Alex S. - Stessa allows you to invite a 3rd party accountant if you need help. It's a little wonky but doable.

@Eli Shicker - Dave Meyer of BP did a basic analysis of this question. Although in his example he uses a single family I think the framework applies to multi families. There is no correct answer to your question - just different frameworks to think through to help you reach a decision. Dave's post is at https://www.biggerpockets.com/...   - you can apply different interest rates, probabilities of 'crashing', and how much the market might turn downwards (and for how long) to figure out whether waiting is best for your situation.

@Marco Morkous - You don't include the debt payments for NOI/cap rate calculations because that component can be different for every property (different down payment, loan terms, etc). Including mortgage payments would make cap rates difficult to use in comparing properties.

@T Davis - You'll probably want to give more information to get a better response. What year is the mobile home you're looking at? How many bedrooms, baths, etc? The more info you give the better info you'll get.

@Christopher Moloney - you could try Stessa or some other online accounting software. It's a logical step up from spreadsheets.
