@Jami Vincent - I'm not an attorney either but I can recommend a company that is good with setting up an affordable anonymous LLC structure. You'll still want to compare that to the protection provided by a trust but it's probably worth researching different options. Please message me if you want more information.

@Rafael Scotti - You should definitely hire an attorney to review this. Also, beware of the IRS filing requirements for foreign owners of an LLC.

@Dean Earls - I always like running the numbers to see what works.
$100K at 15% = $15,000
___________________
$50K at 8% = $4,000
$50K at 7% = $3,500
Total interest = $7,500
____________________
$50K at 15% = $7,500
$50K at 15% = $7,500
Total interest = $15,000

@Priya Srinivasan - I'm not sure how old this property is but you would definitely want to set something aside every month for capex. Currently, it's zero in your report.

@Bethany Haddle - It's sometimes difficult to find a CPA who both specializes in real estate and is located close to you in Cleveland.
There are lots of good CPAs and Enrolled Agents on Bigger Pockets who work remotely and have clients all over the country. You can just reach out to them and determine which one fits your needs the best.

@Erwin Zelaya - I think you should reach out to local agents that work with investors. Some will have experience working with househackers and they'll be the best resource on finding the properties and connecting you to lenders.
