@John Kim if all your competitors are, yes it’s a no-brainer. Management company should give you an anticipation for what to expect commission wise.

@Daniel Brown Thanks for the kind words, appreciate that. 

Honestly it depends on if I think they can be reasoned with or their level of motivation. I have one where I offered to split the cost of a real appraisal if he'd agree to sell at the price it comes back at if it's within the ballpark...hasn't taken me up on it so we will see.

@Daniel Brown doubt you can find a middle ground when you are that far apart.

I’d suggest just saying you’re having a hard time getting close to that number and say you’d be willing to pay close to what an experienced self-storage appraiser would value it at.

As in using the call center? That's fine, but that's only half of it. You'll need to find some boots on the ground too.

@Prasad J. No one worth their salt as a management company will manage something that small.

I would encourage you to not use a local residential property management company either as it’s an entirely different business.

@Ashley Zhang really difficult to answer without more info that you may not want to share on a public forum haha...

-how are rates compared to local competition?

-any CapEx needed?

-how will you manage it?

-what’s physical and economic occupancy?

-what’s the value-add?

All things to consider.
