@Rafael Ortiz you don’t need a license to manage storage anywhere as far as I know.

You own storage yourself you said?

I would join your state’s self storage association for the lease and counsel support like yesterday if you haven’t done that already.

@Owen Schwaegerle nothing really different than any other asset class in terms of finding owners so you probably have the right idea.

There is a lot of discussion on this topic/Self Storage if you search thru the forums.

@Kristian Conway yeah I think once you price in the cost of an elevator being replaced you will walk.

Not sure it matters as everyone’s wants are different but really a minimum 30,000 sq ft for me to have interest.

@Kristian Conway Hard to answer on size, technically they come in all shapes and sizes, I wouldn’t want something that small personally.

Be happy to look at your proforma to see if missing anything #’s wise.

You mentioned two stories, does it have an elevator?

@Kristian Conway That's a really small facility, especially for interior units. How would you provide access and manage it? I think you're going to have a hard time finding buyers at that small of a site, but I could be wrong there.

@Chris Muller Are you in Canada? Generally speaking probably minimum 2-3 acres minimum here unless you were going vertical, that’s the US...I think it’s more on the come-up in Canada so smaller sites with higher revenue per square foot could work with remote management.

@Evelyne Ling what are you looking for within the inspection? Bank requiring it?

Probably be okay with just a roofing inspection and go by at the next rain for grading/drainage.

@Peter Lee look for a ‘tenant protection plan’ instead. Higher commission, no licenses.
