@Erich Jaeger how large is your facility? A few different options somewhat based on size/revenue of the site.

@Alexander Szikla it's based on the income and location/product. But generally speaking probably 5-6.5 CAP Id assume if it's truly class B in NJ.

@Michael Patti I'd get a feasibility study too if you're serious about it. I don't know what cold storage leases for but I know it's on fire too, maybe paying a consultant in that industry as well to see what the going rate and costs may be.

Personally, own a couple storage facilities in NWA with anticipation for more, and relocated here about 5 months ago and plan on buying a home in the spring/summer of ‘21.

Complete the buy side of my 1031 exchange into self-storage facility in OKC.

Sell and 1031 a different facility in Spring.

Cash-out refi a different facility in Summer/Fall.

Buy more and manage better :)

@Trever Nicoll My understanding is yes as long as any LP's are well below 20% of equity, and the GP has enough skin and/or other collateral worth at least 20% of the loan. Hope that makes sense. I've done a SBA self-storage loan, however it wasn't syndicated, and the person that I'm pretty certain has done a syndicated SBA is pretty experienced so you might take that into account.

I'd probably reach out to @Terry Campbell to discuss the deal/options, I'm sure he can tell you yay or nay.
