I'll second what @Kevin Bledsoe posted and throw in Bob Copper's outfit for doing remote 3rd party management. I'd encourage you to learn the business yourself and try it yourself first though, just my two cents.

@Michael Stokes No that would make it a good opportunity to purchase and add-value which would include adding a gate.

That’s assuming there isn’t a setback issue or something where you can’t add a gate.

@Michael Stokes trial and error. Nearby handyman, landscaper stops by while they mow, realtor, retiree wanting something to do, door repair company.

Those are what I would start with, but remote management is fine with a solid software, gate that syncs with it, and cameras.

@Karen Devlin a few questions.

-is there any new competition coming down the pipe? check with planning and zoning.

-How is the existing 3 mile radius competition doing? Do you get the sense that they are operated well? What kind of occupancy are the existing near ones?

-Has the expansion been pre-approved by city/county?

-Is there opportunity for admin fees/late fees/tenant protection plans?

-what kind of condition is the existing property?

-How is the employee? Not very many square feet for a full-time employee.

I don’t need the answers, those are things I’d be thinking thru as I consider the property.

@Peter Lee I'd also add in that you give the folks at Tenant Inc. a call and look at their Mariposa/Hummingbird product. ESS is a one stop shop as you mentioned which is good and bad...

@Byron Jones I have done some direct to owner outreach in Wichita and surrounding areas but haven’t had much luck yet.

Am fairly familiar with the market and have some really good friends there so wouldn’t mind landing something in the area.

Sorry that may not help much, but if you ever want a second set of eyes on something or if something doesn’t fit your box let me know I may have interest.

Only do the 1st. I think for a manager that keeps it simple and less time 'looking up' information when tenants call or e-mail. Prorate move in, due on 1st, late on 5th, etc. for everyone.

It does add a rush at the beginning of the month, but we heavily/require push auto-pay so it's not as much of an issue with each passing month.

@Trent Kloter Henry said a lot of it above. I'd lookup TPP Plus, they have a product for Boat/RV/Trailer now. It's a newer product, I wouldn't underwrite a lot to it yet personally. Strong rate increases are what would get me excited for a Boat/RV project.
