Lay down the law, get everyone on the state-specific lease if they aren't already. Stick to it. Lock everyone out if they aren't abiding.

@Ryan Buchanan it’s not as daunting as you may think. Have clear operations for your manager or boots on the ground. They can send pictures and you can see the ins and outs in your management software.

@Dennis Tierney how is it managed now? What was 2020 gross, is it 85% occupied today? How does it compare to competitors in 1-3-5 mile radius?

I am closing on a self-storage property in Kansas City, MO here in about two weeks. There is a nice 1 bedroom house on the property. I am looking and/or open to the following if anyone has any interest:

-Extremely reduced rent in exchange for some very light labor.

-For the right person/couple, potentially extremely reduced rent + $ in exchange for some physical labor and administrative/management duties.

-I am easy/enjoyable to work with.

The property is north of the river approximately 10 minutes from downtown KCMO. Shoot me a reply or message if any interest or know of someone who may have interest!

@Weina Shi impossible to answer without knowing what kind of expansion you are trying to do.

Single story, multi, climate, standard, Boat/RV, amount of dirt work needed, how many sq ft anticipated, etc.

Probably best to talk to an experienced storage builder in your market.

@Weina Shi wisest thing to do is operate it yourself and then expand based on your needs and supply, that’s a more cautious route.

Would assume the zoning won’t ‘expire’, can always check with the city/county on that.
