@Michael Zagorsky or consider that the owner took a lump sum from the cell tower buyer and doesn’t own the land/tower anymore and it’s just a giant easement that you have to account for.

-what’s current economic occupancy?

-how do rates compare to nearby competitors?

-any new supply coming online in 3 mile radius?

-what’s the physical condition like?

-how will you manage it?

@Cody Baker Learn it as much as you can. There is a boat load of information online now as compared to even 4-5 years ago. I wouldn't recommend hard money, but listen to a ton of podcasts and read AJ Osborne's new book. That will get you far.

@Pat Jackson not sure if he has BP or not but look up Kaleb Marti. He lives and invests in SWMO and has a Section 8 complex I think. Tell him I recommended you talk to him.

@Ryan McCarthy do a deep dive in all the resources online. Don’t build without a feasibility study. And don’t call it a ‘park’ lol. Happy hunting.

@Jordan P Applegate I would start with determining the zoning and/or talking with the city planning first to see what you can/can’t do with it as-is and they could help with suggestions on what they think you could get approved for.

Also consider getting it rezoned to a highest and best use and the land is worth more whether you develop yourself or sell it.

Familiar with the area, moving to Rogers currently. They aren’t going to approve a mobile home park so I wouldn’t worry about that.

And I’d also talk to a commercial broker to give you an idea of current worth, and/or ideas like parceling off the corner potentially. Can’t say I’d recommend storage as there are three new developing within 3 miles from there right now.
