@Trevor Gray That's a heavy question, I'd recommend listening to any and all of the self-storage podcasts out there and read any self-storage books first and that will get you to a point that you can ask better questions.

@Nate Smoyer a couple other thoughts.

-Do you have an onsite manager or 'boots on the ground'? 

-Have you got vendors lined up for gates/an electrician/door repairs/cameras etc.?

-Software management system, he mentioned a few above. Depending on size a few different recommendations but I'm sure StoreEdge would be fine.

-You will drive there too often the first few months, just a warning :)

@James Walker I would start with planning and zoning, assuming you've done that part and/or feel likely you can get it approved, then I would pay for a feasibility study from a neutral 3rd party. 

Bob Copper at Storage 101 is who I'd recommend on whether the site makes sense for adding storage to it. I'd probably get multiple feasibility studies before engaging a bank and/or spending any money on the actual project.

@Matt Bertsch join whatever state the property is located in self storage association. They will have an attorney approved state specific lease. Use that.

@Henry Clark paused mine in April and May but started back in June and have been executing monthly since.

We Do them all online as well, let easier and less time spent on it.

@Matt Bertsch no experience with Buildium. But for a site that small, ESS would give you a website and software and decent price.

@David Ferrette I don’t, sorry. That’s probably too small for most of the larger operators.

Don’t select a ‘property management firm’ that specializes in residential as it’s entirely different and they won’t get that.

I'd expect to pay 5-6% gross or minimum $2500 a month and you may be able to get that from a non-REIT storage manager like Atomic, SAM, Absolute Management, etc.

Might see if any of them have any in the area.
