You and I had the same thought. It's possible to do - I hit the 6 million mark 2 years in, and haven't looked back. We've been extremely blessed. If you work hard and do what works, it's very possible. Most realtors don't succeed because they don't want to do the simple things or they are lazy.

If you are only selling 10-15 houses a year, there is not much money in it.  The fixed costs are just so high.  We don't really start making any money for ourselves until we hit about 5 million in sales.  We probably spend $100k on business expenses and splits every year, although our office caps our split a very fair amount.

Are you thinking about becoming an agent or just trying to get some clarification?

I'm curious to see what happens here.  In OK, the agreement is with the seller and the listing agent.   The listing agent would be the one paying, or sharing the commission.

The Oklahoma Real Estate Commission has a ton of paperwork to use. The public can find it at ok.gov/orec

If it hasn't sold and isn't listed, call.

I know some people that have been very successful calling expireds that are 4 and 5 years old:

Hello is this _____? Hi ____, this is _______with Keller Williams and I’m calling about the house you were selling on Main St. way back in 2008. Did you ever sell that home?

Most people didn’t. That was a pretty bad market and as you probably know, it’s substantially better now. In fact, I’ve helped many sellers sell for more money than they were trying to get in 2008. Have you thought about selling this summer now that the market has improved?”

Listings come from referrals and other trusted sources. You need to establish a higher level of trust for your prospects/clients.  I've found the most economical way to is to get on horn and talk to people.

After my first year as an agent, I received a 1099 for $15,000.  

In years 4 and 5, I sold about $15,000,000 in each year with an average commission of around 2.7% to 2.8%.  

If you continue to work hard, believe, learn, and continually improve then the sky is the limit in this business.  Be patient and work hard.
