$1k on an AC unit in a 10 year old house? It might still be under warranty! And the window failing because of “winter weather “? That is such a weird reason I would demand from them a detailed explanation and make them take pictures of future repairs. Or just get another PM. I would not hesitate to contact the tenants about this. They would probably be happy to talk with an owner that actually cares about their property. Ask them if they are happy with the PM.

What is to stop somebody from bringing in any type or size of animal under the guise of an ESA? The rules are so vague why couldn't a landlord define his own "reasonable" accommodation guidelines? For example no dangerous breeds greater than 30 lbs.

I would say shop around for a bank that will work with investors. I found a local bank that will close as long as they have 15% equity and as soon as the title work is done. I think the trick also is finding a motivated loan officer.

How much debt will you be in after you're done? How long will it take to pay that back on the salary you'll earn? It is becoming less and less worth the degree in my opinion.
I've kicked out my share of tenants and none of them ever intentionally trashed the place. Did they leave a mess? Sure, but nobody ever took a hammer to the drywall. In fact in my state they can be charged with a criminal offense if they do that. Sooner or later you're probably going to have to kick them out for something so might as well do it sooner than later.

My lawyer is advising me that if a tenant pays the full rent amount without late fees the judge will most likely allow the tenant to stay. In other words here in my county in Iowa late fees are useless for getting the tenant out for non payment. Seems the best course of action is to permanently raise their rent to cover the late fees,or just kick them out.

Cody L. The reason for certified mail is because Iowa law requires the late notice to be posted, mailed AND certified mailed.

@Tommy Sowell wow you put up with them for 5 years?! Did you find a way to automate anything? I'm wondering if a realtor or process server would be willing to do it for a fee each month.

I do have a late fee clause in the leases but I believe when you go to court you can only sue for the rent; late fees are a separate case. So that's why I'm trying to just bump the rent.
