It was only after going line by line with the loan officer during the crisis that I realized that they missed two rental properties that were on my Schedule E for the two years' returns they asked for - all because they overlooked them in my Schedule of RE form, and never actually pulled my returns from the IRS.Do not take anything for granted.

I believe since the 1986 Tax Reform Act, only real estate gains (or any passive gains I believe) can be offset by real estate losses.
