They are out drumming up listings, find a motivated seller that needs to sell in 22 days or the home is going to the auction block, really there isn't time to list it, hold open houses, or screw around with typical homebuyers who like to dilly dally, then I get a phone call from that agent asking if we can close in 18 days with the agent as the buyer LOL.If that agent's capital is already tied up, it might go to an investor client of the agent, or the agent might call me and ask if I know anyone (such as a recent cash out refinance client) with the down payment that's ready to move fast.

@Rob Drum has a tight hold on the Birmingham market and knows better than I do but I wholesale properties to buy and hold investors and have many friends doing this in Birmingham.

@Abed Asghar You are correct in the fact that the west coast makes very little sense for buy and hold investors unless you can put significant time and energy into drumming up leads and finding deals.
