However it has merit, shop around for a contractor.Great comments above, especially Aaron's and Randy's as they are pointing out considerations investors must address.Saying making some repairs to fix and flip is vague and IMO, the contractor wanting $500 to go look is really saying he's not interested.It all depends on the scope of work.

Probably started too high and chased the market all Summer and now into the Fall. 

I have a seller who is willing to sell but I'm having a hard time finding my Arv but I have a lot of homes around me that are just selling for current condition, what do I do to find my Arv to come up with my offer price there is also a few flipped houses around the area but those are just not comps thank you.

Keep in mind, that all the rentals you keep will over time (shorter time than you would like) will have added expenses out of pocket...big ones.
