After reading the warnings above from fellow biggerpocketers, (thanks contributers), my investment flashed before my eyes as I realized I may have just got hustled by a real 'huskster' as Aaron put it.  

That is a major flashing light to attract a suite.

It's very important you read the HOA maintenance program, the problem with the beachfront is the possibility of water intrusion during high wave sessions or flash floods. 

Sorry man but, you are going to have to flash more than some carrot leads which 9/10 end up being a waste of time before I can get on board believing there is someone making $250,000 PER MONTH!!!

Like you, having lived through a cycle, all of my investors always received the returns they signed up for, but there are some long days and short months (days seem to take an eternity, but a month goes by in a flash from a bills are due perspective), but the lessons learned will never go away.

News flash, zillow is not an appraisal system, nor is it accurate, it's a ball-park "guesstimate" and depending on what factors it's grabbing it can be close to correct, high, low etc..      

It is not unheard of for Lake Havasu City to only rain once a year, so people started doing not-so-smart things like building houses in the bottom of washes, and then they were shocked when they would finally have a decent monsoon and get hit with a flash flood.
