But for my local market I am bullish, so we continue to grow our rental protfolio, maybe I can still get a few more AO's before the spring market hits us. 

Luckily my and my JV partners money was in an IRA and he refused to provide a PSA or AOM for them, since he did not own them, so they never funded it.

We do have a purchase/sale contract and AOM's which clearly delineate it was well before the foreclosure though.  

@Aaron Klatt yes it’s credit cards, it’s because I been listening to BP podcasts for about a month and I am ao excited that I just want to jump in the water and do flips to replace my income and then move into Buy and hold.

We lIve In the country, ao houaea are scarce, but they ARE out there I knIw It!!

You'd be amazed how much things change when the other half feels they have a voice a/o their opinion matters.
