I’d recommend building relationships with local property managers and agents who know investor neighborhoods, since that “on-the-ground” knowledge is what makes or breaks a long-term rental deal.

The BRRRR strategy is a TEAM sport and your team should be comprised of people who understand your objectives, have a comprehensive knowledge of the area and its tenant pool and have experience working with the target population. 

I'm not very familiar with those exact markets, but I think @Jay Hinrichs gave you some fantastic advice.Have you gotten prequalified with a STR knowledgeable lender to see what you qualify for?

They sound very knowledgeable and I am interested in jumping into the customized course they offer. 

I talked to an investor who is very knowledgable about local laws where my rental is and his recommendation is to used a licensed contractor if I want to cover myself.
