And especially @Sam Parkins , Thank you for the very detailed break down of the different costs and specific items to discuss with movers.

It could be specific items on the inspection report.  

The list of documents to be submitted by the applicant should also be list.I believe there's screening checklist in the Tools menu -> Fileplace to document your screening results - - use it & modify per your criteria.BTW:  you do NOT have to copy your results to the tenant, but to site policy and specific item which failed.

There are some specific items to be aware of both legally and buyer preference wise on the Big Island.  

I know how to run the numbers, I know what to look for in the analysis, I am just unaware of any specific items I need to be sure to include in a business plan for something like this that, if left out, would lead to me potentially appearing amateurish (which I am), and missing funding. 

My property inspector also reviews videos and provides advice if I have a question on a specific item.• Contractor - He views videos, will meet me at a property if I am concerned about something and, once I have the property manager and property inspector lists, he provides estimates.

I am using plenty of them for road travel and keep them for air travel only for some specific items.

My wife tells me that there is no better place to shop (except for specific items).
