There are many good Contractors who still have a project go south....The reasons, in my experience, are usually one of these 3: 1) Changing the Scope Of Work, this will kill a project (and a relationship) quicker than anything 2) Micro-managing the project...y'know, hanging out on the jobsite all day long, then spending half the night there having a glass of wine with their friends and changing things, 3) Not keeping up with payments....an honest Contractor deserves to be paid promptly.Just my $.02...

So if you are willing to hold on to a property for 5 years plus, the appreciation should catch up to you.When I am driving in that area, I try to find streets that are about 50/50 developed, and what the "feel" is -- are there people hanging out on the porches in the middle of the day or is it a nice quiet street -- is there evidence of families, bikes etc around.I am not a property manager, but I do know some investors in that area with some good section 8 tenants.

If you do add a pool I would recommend making it a shared amenity for all of the units, which will increase the marketability for all of them, plus it's a place for guests from different units to meet and hang out together.

She may actually exceed his income this year, but she's just very fixated on his activities and takes everything too far (most recently claiming our older male tenant is hanging out in my stepsons room playing video games, for example- an absurdity in and of itself- he's never been in our home).
