In addition, some people are very sensitive of smoke odors and the odor could result in a bad review.if you do not have a deposit, contact the OTA and see what they are willing to do to assist with your remediation costs.  

I would send a certified letter stating what you plan, timing and how to contact you.

Make the mistake of accepting one of these requests and their next contact will be this interesting new loan product or a way to use insurance as your bank. 

I have a year to continue to try contacting the owner for a purchase -- I could even get myself to Ohio and knock on their door and force the issue!
