Yeah @Marc Shin, I am with @John Underwood and @Jules Aton and @Andrew Steffens, getting them out is the main concern. 

The property has potential mainly because it’s in unincorporated Charleston County with no HOA, which opens the door for STR use and creative setups that wouldn’t fly in most of Mount Pleasant.

I'll also get to help out and learn some trades with him.My main concern is he doesn't have enough $$ now to have any skin in the game or cover any upfront fees.
