So if $36,000 is owed for the remainder of the lease, AND the lease has no provision for allowing for early termination by the tenant, the tenant will owe $36k minus whatever NET rent is collected for the period of contracted tenancy.As per the property manager’s conclusion that they would be owed $1,800 in the case of you taking the property off the market, it sounds probable but no one can know if this is correct without reading the contract between yourself and the property manager.As a side note, many people entering lease agreements aren’t financially or business sophisticated, and probably don’t realize their potential liability.

Personally, I lean on MLS data as the foundation, since it gives you the most recent and accurate sales, but I also double-check with Redfin and Zillow because they can sometimes surface activity that slipped past me or provide a broader sense of buyer perception.

This is what the market is telling us right now, there's not a whole lot you can do about it.If you are buying in the Ohio market in 2025, you need to have a much higher level of sophistication than you did 5+ years ago when you could make big mistakes and still be fine.I've talked with multiple prospective property management clients who are under contract on a 4 unit property that will be negative cash flow on day 1 they close, even if they are self managing.

This generally requires more sophisticated drafting of, not just your loan docs, but also previous lenders loan and/or a separate agreement wherein the previous lenders agree to be in the same lien position as subsequent lenders such as yourself.
