Some investors will look at the guy who drives an average or not as nice of a vehicle and either think 1 of 2 things, either he doesnt have a nice vehicle bc business os not good for him or they like it bc he is not blowing his money on the new 5 series BMW.

We are going through one at the moment: long term tenants (9yrs), not quite 2-yrs with us and a 20-25K complete gut renovation.In the case os smoking, when we inherit tenants who smoke, we advise them of our no-smoking policy across all our properties and advise them they cannot smoke in common areas (only in their unit).

L/Os are not closed as a real estate transaction, title doesn't pass, you have a lease to take possession of the property, with tenant's rights, the option is simply a contract that gives you the right to purchase over the term of the option.You don't need an attorney to "close" either of these agreements, you should have your option, rather, a notice of option, recorded in the property records applicable to the subject property.

Each of the contracts you mentioned convey different rights, they aren't the same.A good option contract has all the elements of a purchase contract and it goes to closing once the buyer gives notice to exercise the option, that's good.As to just evicting, KY and all other states recognize equity established under RTO, L/Os and other installment sales, when an equitable interest is reached you can forget eviction and you'll be going to a judicial foreclosure, worse than a non-judicial action because there is no formal foreclosure and security agreement made.You can get more technical insight to all of these arrangements here on BP with some easy searching. :)

Using L/Os is a method of getting you to a sale, that is the ultimate goal, the security deposit is irrelevant as you move to meet that goal.
