You think you should be able to choose whether or not you put the financial system at risk (by not having health insurance) and believe that it is your prerogative to burden the system with unexpected and unplanned and uncovered expenses and that government should mind their own business and let you play.

I personally enjoy the process of uncovering hidden gems through research and analysis, and in finding markets before they get 'hot'.  

But my thanks is because I almost got caught up in the oh but this new 40k truck I really want is so nice !

You can't get anything in Boston for a good price unless you get into a not so nice neighborhood.

The last thing I want is to expose a property I'm partnered on, and something not so nice happens, that exposes my partner too.  

the project itself may not be too much, but the estimated costs may be eluding you.I have 35 years in construction, and sometimes what you uncover was better left covered.To me i try to stick with the 30% rule which has clearly been broached here.

Never know, you might uncover a good private lender.

It sounds like a silly question, but it uncovers problems quickly, and if it makes sense or if they're obviously getting evicted.   

I like to think most of our agents also know we are capable of being wrong, and sometimes things cannot be uncovered with any amount of due diligence.
