The "wait and see" strategy is an excellent way to stay safe and broke. 

I purchase properties in need of work in excellent school districts so they tend to cost more upfront and not cash flow as well as they appreciate but I won’t buy if it won’t cash flow.

What I mean by that is one partner may have the excellent credit, one may have liquid cash/equity leverage and other may offer sweat equity.I mentioned I could put him into a primary home first to establish pay history, offer equity or SBA or other option but he seemed super focused on the deal.

It’s much easier than trying to manage everything with Venmo or Excel and keeps everything in one place.

@Brandon Lee 100% financing does exist, but it’s pretty rare and usually comes with stricter requirements like excellent credit, strong income, and sometimes higher interest rates or private lender terms.

I don't have an excel sheet or any other sort of underwriting resources, so I was hoping someone here could share theirs.
