Isolated State College Towns or Resort towns tend to be more liberal in a Red State. 

Being able to create separation between you and the tenant, can be very liberating; you have an opportunity to stay "the nice guy", while your management company absorbs all the hard conversations, and enforces the rules... can be worth the management fees.

I would invest in the West, as it has worked for the last 170 years, but not in liberal states that are tax hells. 

If you don't want to separately meter for gas (which would be expensive but you would recoup the cost many times on a long hold), you are going to constantly be feeding this alligator of tenants wasting your money with liberal use of heat. 

It'll probably take years but I'm stubborn enough.It's also pretty liberating once I decided not to join the lawsuits.

Of course SF’s über liberal city gov absolutely hates this phenomena, and activity taxes and limits new “market rate” housing in many different ways.

The things that get me are: Liberal politics in the city - this may be a benefit though, since they probably allocate a lot for affordable shelter and the Sec 8 is all but guaranteed.
