In that case if you're buying it conventional, cash, sub2, or with seller financing then all you need is the purchase contract for your state which you can get from a real estate lawyer or title company. 

I am about ready to just manage myself from out of state and have a couple of local handymen help me out when things come up.

Those Home Warranty companies are complete trash.

I think in California, it's a STR insurance program, so it's a bit of a state specific question!
