You also need enough individual "personal products" storage areas in kitchen and baths...just identifiable shelves, drawers, or cabinets that you can label A,B,C,D, with each room (also labeled A,B,C,D) responsible for their specific storage spaces.

Yeah, I know, totally going to be labeled a liberal now.

That is your best, most up to date data point, as well as crime rates found online.As an agent I ethically have to be careful about labeling areas as good or bad.

You will have much better control over the property and your wallet without a manager.

This is a far, far cry from what I was led to believe in that ridiculous sales pitch (labeled as training) that said the tuition would be covered in just 2-3 flips over the first 6 months or so. 

I wouldn’t trust anyone making light of this, as it will certainly effect your wallet at some point if you’re planning to hold this property.
