When a downturn hits, I expect all of SF housing to take a hit, with Oakland included in there.Definitely agree that appreciation is icing on the cake and that cash flow should be the priority.

New construction windows require new trim inside and out, an applied ice and water protection and or a rubber flashing and will need a fresh coat of paint inside and out at completion of installation.

I really think there are some amazing areas there around the city that have good price to rent ratios and huge upside for icing on the cake (appreciation).Keep us posted on deals you have in the area.

I know the general thought is that appreciation should just be the icing and is a nice to have but shouldn't drive the decision.

If you mean appreciation I agree that that should be seen as icing on the cake if it happens but not be the motivation to buy.

I'm not really counting on appreciation in any deal but in nicer neighborhoods the appreciation is much more likely and that's icing on the cake.
