That's the difference between the BRRRR and Flipping.I'm sure lots of us here play sports, or write fiction, or maybe do some acting, but have you ever met a pro at that trade and gone, wow, I have no idea what I am doing...I was a pretty decent basketball player in my late teens/early 20s.

Stood the test of time so we must be doing something right.If we make a mistake, it's an honest mistake and happy to pay for it...I like Drew's suggestion mate if ya wanna muck around with it and I know you do.I have learnt to let it go to because there is no cure for stupid 🤷‍♂️Instead of spending the time and money on drama, maybe better off taking the fam to Italy for some Negroni's and grub hahaThat's how I think nowadays anyways heheAs you know, we stopped working with investors quite a while ago due to getting burnt out on similar stuff.And even tho many others in the biz are still schmoozing investors with sexy content and flogging product.I know for a fact what they all say/think about investors behind the scenes and it's not pretty lolThanks mate As you're well aware, being in this biz as long as you have and working with as many schmo investors as you and I have throughout the years, we let A LOT of crap go.

73% ltv@Garret Rumbea That's great...most lenders I've worked with the last year or 2 have been pulling back on their LTVs in that segment...that's a great LTV (especially if it can still cash flow and generate a high teens IRR)!

Hoping" for me was never a strategy as the future is unpredictable.I hoped my $480,000 condo in Chicago would appreciate and it didn't move since 2018.My tenant a crypto exec has been paying me $3,000 in rent on the 28th of each month like clockwork for 5 years now.No capex, no issues at all and that has been a breeze.3% ROI isn't sexy enough to me tho 🤷‍♂️I'd probably be cheering right now if it moved up in value but it's been a dead deal in my eyes.But it is what it is.The numbers in a deal TODAY per se don't rely on hope and are a more predictable outcome.Granted, the numbers need to be "worked" and a more "hands on" approach is needed in such markets.Thanks Hi Engelo, you have been doing this for a long time and I know you have the skills and tenacity to manage high-cash-flow properties, but you have to admit, you are working hard for your cash flow, this is not passive at all.
