I think Buildium is a minimum of $50/month.We've looked at 10+ software packages and NONE of them are perfect:( They all have their strengths & weaknesses, so it's really a tradeoff in the end.Check if any of these may work out better for you:Doorloop, Hemlane, Innago, RentRedi, Stessa, Avail, Apartments.com, TenantCloud, TurboTenant, BuildiumMay I ask what specific application data fields you want? 

If it doesn't work out, we will demo as early as 2026.I don't understand how the demolition loss factors in - either this year or next year - I just know we need some tax write-offs this year!

I was looking for an expediter but didn’t work out.

I had to shut that down due to opening a restaurant which didn’t work out so well.

But if that was the case, I need the tenant to clearly tell me this and maybe we can work out a solution together that works for both side.

No.Either bid at the auction or work out a way to reinstate, obtain the living owners' interests, and probate the final interest.Or find a cleaner deal.

If you work out fair pricing for O&E (owner and encumbrance) reports that should give you all you need.

I think you’re spot on about needing the right local team and solid rehab management to make it work.
