The rest of the properties are safe each in their own independent protected series in their own safe ziplock bag protected. yes this "plenitude of law" I mention is called  hire a lawyer to do legal research for you and give you a legal memo.

(takes only 5-10 min per door) I then put all the locks I removed in a ziplock bag on a shelf and reuse them eventually. 

Then these gurus will pack up their bags and sit on their millions on a tropical island...right?

If not I will ride it out for 5 more and bag it at 60.I love the opportunity and I love being a landlord- but if I can trade what I work for now for real passive income- no brainer.

If you want to do some kind of hybrid model you potentially could do that and bill back utilities, but I think that puts you more at risk of holding the bag if something goes wrong....like you expect rent on the 1st, you bill them back $400-$500 for last month's utilities and then they don't pay either. 

PGI was great, but now he is either too busy or just doesn't care about running his company, and I am stuck holding the bag to figure out how to transfer an existing 401k plan as well as deal with an angry ex that doesn't have her money.Buyer beware.
