If there is damage (visible or windows don’t close, doors are out of alignment, areas of floor are soft) then just account for it in getting money back at closing.regarding future sales .... if you have to fight them so does everyone else within 20 miles.

I texted back that as a financial consultant, he should know that a criminal background/eviction check is a soft hit on the credit report and has no affect on his score....which we're not checking anyway.

Although I am looking to buy outside the GTA, it’s helpful to understand the market for when I can afford to buy there  If you apply online for a mortgage, the bank will do a soft pull on your credit which shouldn't affect your credit score.

. $10K leaves you no margin for error in your construction costs plus it doesn't take in to consideration all of the soft costs like insurance, taxes, interest etc that will be incurred while you're doing the rehab with no income coming in.
