Not to be political but there is a chance the pre-existing condition exclusion is struck down... so if you or your spouse have pre-existing conditions, I would think beyond the insurance premium.

If the property doesn't cash flow or appreciate it doesn't matter because that's icing on the cake for him however he won't be in business if he doesn't provide a return.  

That struck a cord with him big time, which lead me to my "teddy bear in real life" hypothesis.
