This make sthem very easy to manage remotely.Class B properties are at least 25% more difficult to manage as they attract the next lower class of tenants and have more deferred maintenance issues.Class C properties are even more difficult to manage - even for PMCs.

Honestly it’s so easy it’s a little boring.  

Not so easy for broker shops to do this... 

DSCR is still a solid way to scale, but it’s not quite the “easy button” it was a couple years ago.

Personally my tech stack looks like this:Docusign - signing leases (technically rentredi can do this I think, I'm just too lazy to change)Rentredi - applications for properties, tenant payment platform, maintenance request trackingBaselane - Banking (you may not need this yet with only one property but SO great to have multiple accounts for multiple props)Notion - SOP docs, how to's, general instructions in databases and pagesTango - use to record step by step instructions of specific tasks and link in Notion pages where necessaryI also self manage, and most of my communication is with tenants, handyman, and occasionally banks, so I don't have a great rec for how to most effectively communicate with a PM, however if you have a project database set up in Notion it should be easy to create the steps you want and track how you like

In Chicago north side its easy self manage from out of state, I have several California clients doing just that.

@Parris Taylor My reminders are tied to my Google calendar - right now they just prompt me in another way that is more apt to grab my attention than a calendar prompt and are more persistent if I'm driving, writing an offer or other thing that makes it easy to get into "ignore mode."
