They can probably do a visual inspection immediately and indicate whether it is likely or unlikely, then they can conduct a physical test of mold in the air and on surfaces.

Put a rent to own buyer in the house and in 3 years you might make some equity and you keep the difference.On the surface seems like no-deal.

I haven't used it in a rental, but one floor I really like is the floating stuff from Fusion. 2/3 of my basement has their 12x24 "slate" tiles - they look nice, and whatever that surface is made out of is diamond hard.

While I agree with most of what you said, the part where you mentioned RE prices track inflation over the long-term, while that is factually correct on its surface, it is only accounting for RE prices but not rental income yield, correct?

He doesn't like to clean his house and smokes like a chimney but he's not leaving food around, he's not interfering with anyone, he's not damaging the property beyond the surface cosmetic damage that's already been done, and he's not harming himself.
