It also means having your lenders on the backside of the deal lined up at the beginning of the deal & constantly monitoring changes in lending and having backup plans in place if the BRRRR plan needs to change.

You need better processes and monitoring.

After a couple of break-ins in Cleveland Heights, I decided to purchase two of the security systems, each with its own base station and with monitoring.  

My credit used to be garbage (I once got turned down attempting to buy a used motorcycle) but through monitoring it, paying down balances, and making sound decisions, it improved greatly.

That way the owner monitors and follows up on the crisis and hopefully prevents it happening again. 

The newer Simplisafe looks like a better solution, but I pay $250 for the install (very basic), then $25/mo for monitoring.
