You need to figure out what you'd build, whether the town will allow it, if you'll need to change the zoning, how much it will cost, what kind of financing you can get, timeline, how much it will cost you based on the financing and the timeline, a good architect, a good engineer, what it will be worth when it's done, what your plans are for when it's complete etc.

Maybe there should be (or if it exists, it could be more prominent) a short "read this first" article or sticky that clearly details the type of financing and deals a beginner is likely to actually have access to, as well as what they typically cost and what kinds of upfront fees are normal vs not normal.

My alley neighbor built an ADU by himself-2 car garage and 450 sqft living space and he gave me his drawings so I can go back to that architect to make some changes and get pretty close to what I want.
