I went through an online program based out of Florida, Cooke Real Estate School, because they were cheap and I could blow through the material at my own pace.

Here in Atlanta we have some areas that cash flow well, and some areas that appreciates at a faster pace, usually in the more affluent 10/10/10 school locations.You may be able to find better cash flow investments in California, but it will be almost impossible for you find a property built in the last 10 years in an "A" 10/10/10 school cluster for $190,000 that will rent for $1800 in your neck of the woods.
