@Nathan Shankles - make sure you need that level of protection prior to complicating your life with implementing and maintaing (!)

What precautions can an investor take to make sure that a Syndicator/GP doesn’t have the power to just see a property and keep all the profits, or doesn’t take the upfront investments and never buys the property.Reverse, what steps can a Syndicator implement to assure their investors that they couldn’t do this even if they want?

I have been trying to implement the 1% rule but it’s nearly impossible. would love to hear from someone who recently bought a rental about strategies they implemented to  stay ahead of the game.

My dad implemented this and it backfired spectacularly.

I have recently been trying to implement a more virtual model and have been spending a majority of my time doing that lately.

I believe TenantCloud offers this automation as well now, but I think it still requires the Tenant to sign up for Dwolla or similar.  

If you don't have the new address on file with the post office, and somebody in New York tries to mail a letter to "123-B Oak Street, Knoxville, TN", the automated sorting equipment in New York will decide that 123-B is a bad address and mark that letter to be returned to the sender. 

To find true "off market" deals you will have to implement a direct to owner marketing campaign (direct mail, cold calls, email blasts). 

Im looking to have some automated system to help with a rental, which system should we go with?

Vrbo and I believe Airbnb has this automated.
