I’ll target southwest Atlanta, but I’d love to lock in some properties in the northern counties.

I'd like to lock the door in between upstairs and downstairs and rent out the downstairs unit and main floor unit separately to 2 separate tenants.The house is not zoned as multifamily, it's zoned one SFR per 7200 of lot space and I'm 9000 something.Do you think I will run into trouble with City or County? 

The podcasts are great but the knowledge can go in one ear and out the other.

If nobody lives in the house there will be a smell as well from it being locked up.Sorry to tell you this, but your house also has an unpleasant smell to it, just like anybody elses.

Things may be slowing down this ear, but again, maybe not.

Flooring started Sat, & I'm guessing there is about 2 more days left (vinyl click-lock from Costco -- looks great, but takes a bit longer than laminate).
