Bigger worry is job market and interest rates.

Like I said, it's our side hustle (we both have full time professional jobs and a houseful of kids), but we do the management ourselves. 

What I wonder is if there is a small niche market of folks who would pay a premium (I.e., significantly above comps) for very high end finishes, particularly in a town that is known for historic preservation.

Even small improvements never go as planned, bigger jobs will have delays and unforeseen problems. doing this with tenants in place could prove to be disastrous.

The Add a Photos dialog would be wonderful itf you could add multiple photos at once. 

I am buying primary house (which I'll live in) with a separate duplex building in the back to make it 3 units in total.The quotes I have received are quite higher than I'd like for even half decent coverage so wondering if anyone has a good connection for this type of investment.
