I love everything about where I live ( Ocean Beach, San Diego, 1/2 block from the water, the size of my unit, walking distance to everything I need) but I am the only owner occupied unit in my building.

If not, I'm unsure exactly how I'll proceed, but it was made clear to tenants that if I can't get rents raised that I can't keep them and they both appeared to be understanding (they assumed I was kicking them out to flip the house because of all the renovations on the block so they were appreciative I was trying to keep them there).

So if you're living in Providence, I probably wouldn't recommend buying in Woonsocket for example.The farther away your next property is, the bigger of a mental block you'll have to go over there and take care of things, check up on the property, etc.
