Wanting to get deals on buy and holds but have run across a couple of leads generated off my website that seem to be good for flipping but not that great as rentals.So on the  first one I have partnered up with a friend who is a broker and wholesaler so I could learn on this first flip.

I have limited cash at this point so I am looking to partner with an experienced rehabber to learn from so that I can learn, make a small percentage of the profit, you make a majority of the profit and the wholesaler can make some money and get rid of the property.I have a relationship with a seasoned broker/wholesaler that I am learning from but it requires that I put all the money up front and I am just not to that point yet.Message me if interested and let me know if you have done this before and I would like to see how your Joint Venture agreement might look like.  

If you find the right capital investor partner, you might find it is just as fun and lucrative to stay with that model. 

I am probably going to partner up with my older brother who is real smart.  

One way would be to give them a small down payment then they become joint venture partners with you.

I got in touch with my now partner and in 2 months of me working with him, we've closed on 2 properties, closing 2 more this month, and have 7 more under contract.
